I should have dropped my opening bid at the trustee sale because I really didn't want to end up on title. If I would have dropped it to $20K, it would have gotten bid up to whatever the market was, and then I wouldn't have to be dealing with securing it, insuring it, selling it... not fun to have long distance vacant property... not a good combination!!

The Expert Way to Seller Financing with Dawn Rickabaugh #short

One of them was a discussion around whether or not you can disguise a loan (to get around regulatory issues) and just buy a property at half price, giving the would-be borrower the chance to buy it back at a later time. It's interesting to consider, and... lease options no longer prevent you from having to foreclose.

If you are taking over existing financing (the seller is leaving their bank loan in place) there is only one 100% legal way to do it that protects all parties and guarantees the loan will not get called or accelerated because of the Due on Sale clause. Scott Moyes and I discuss the Title Holding Trust system and the many dangers and pitfalls inherent in: lease options, lease purchase, contract for deed, wraps, AITDs, rent to own, etc.

Another great session! We covered some crypto, precious metals (and when I said I have my kids buy $100 in gold coins every month, I meant to say silver... it's hard to buy $100 worth of gold coins!!!)
