Here's another twist on the seller financing idea: the "453 commercial loan"TM. It is a patent-pending program my company invented and is just now introducing through interested lenders. It enables the seller to construct the deal as an installment sale, but have the lender be the payer instead of the buyer (sellers prefer the credit worthiness of the lender over the buyer). When this arrangement is used, the lender can offer the buyer a below market loan rate, too, and the lender still makes more profit on the deal than a conventional loan. Seller gets the tax deferred advantages of an installment sale and gets to design the payments anyway the seller wants. You can see info about this on our website, www.453loan.com. If you or your lenders would like to explore this, please call us at 913-685-0755.
