Why Master Leasing and Owner Financing Belong in Every Investor’s Toolbox

Regardless of our net worth we are all debt slaves, but that doesn’t mean we can’t master our financial situation.

You can master leasing, owner financing and notes if you have solid info and enough support.

Information only goes so far… the implementation is where the rubber meets the road.

What if, for a one-time fee, you could get lifetime access to all the training & support you need?

Question & answer sessions twice a week make sure there’s no reason you can’t make progress or get the help you need structuring a deal that just landed in your lap.

If you work in real estate as an agent or investor or deal in notes, or use them as a side hustle for extra cash, or wish you knew how to… this message is for you.

A few markets are seeing higher inventory and lower prices. Even rents are coming down.

In many others, values are still up and sellers won’t budge on price even if there are fewer buyers… they’ll sit on that 3% mortgage until hell freezes over if they don’t get their price.

But any number of black swan events could start to crack the real estate market.

Not knowing where things are going, buying property without getting a great price and/or great (seller financed) terms can be very risky.

A low-risk way to invest in a market where sellers of investment properties (unless distressed) won’t drop prices is master leasing.

Many of those would-be sellers don’t want to manage tenants, and aren’t ready to sell on terms… yet.

If they’d offer attractive owner financing, they would most likely sell quickly and easily for the price they want, but some people need time to warm up to the idea.

Why not be the person they think of first when they’re ready?

Selling on terms or investing in notes (especially partials) is another great way to invest relatively risk-free in this market when done strategically.

A very special collaboration is brewing between myself and Lindsey Jensen of Clever Kitty Investing

We’ve both used a variety of methods to acquire property and have a lot of overlap in our knowledge and experience.

But I’ve never done master leasing and she’s never bought a note or sold a property with owner financing.

I’m a licensed real estate agent again after 14 years of being ‘out in the wild’ and she has never been licensed.

She recently started up a community to provide top notch training and generous support.

I decided to join it and I’m dedicated to bringing what I have to offer to her community… I’m sure the way we work together will continue to evolve.

Together we represent decades of experience in generating monthly cash flow through real estate and note investing.

If you were ever going to consider joining something, this is the time. This type of value doesn’t come along often.

I highly suggest you take the opportunity to apply for membership for a one-time fee.

By next year, I don’t believe she’ll be offering lifetime access.

My Citizens of the Realm community is free for now, but that will probably change next year as well, so if you want to be grandfathered in, I would suggest you join now.

See you in there.
