Welcome! My name is Dawn Rickabaugh,

though some know me best as the "Note Queen"...I guess it's sort of a self-proclaimed monarchy. 😉 Through our small, family-operated investment company, I've been building a portfolio of seller-financed notes since 2009. I've helped many people get started investing in notes along the way. I frequently consult in real estate transactions that involve owner financing, and buy & sell real estate in Nevada (Carson City, Reno-Tahoe area).

When I turned my attention to real estate investing here in my new home town of Carson City, I realized that my knowledge of the note business gave me a competitive edge. I can do things my competitors can't.

Ignorance of the secondary market for seller carry notes is the achilles heel of real estate investors and professionals, alike. I'd like to help change that. My passion is to liberate & empower investors, buyers, sellers and real estate professionals in today’s market... to help people unplug from Washington and Wall Street and be capable creating financial solutions, just one Mom n' Pop to another.

When you master “the dance between property and paper” you can solve more problems and make more money... and have so much fun serving the people around you!! I used to be an ER nurse, but now, instead of tourniquets and gauze, I use my knowledge of notes to stop the $$ bleeding and maximize financial health.

At times I can't help but be enraged at the financial tyranny that strives to enslave and impoverish humanity. Why should we send our money up the food chain to wealth vampires when we can learn to make our retirement accounts and communities economically resilient?

I guess you could say I'd feel like it's time for a revolution. Holding this summit is part of my contribution to the cause, and I hope you'll consider joining me.

Mike Ruscica started buying houses for rentals in 1999 all because of a strong passion for real estate and a Carlton Sheets workbook course.

He was introduced to the non performing note space in early 2007 prior to the mortgage meltdown. He quickly saw huge opportunity in the discounts banks were allowing when purchasing these non performing "notes". After studying under his mentor he discovered there was not much competition in this space, as this used to be strictly a good old boys "Wall Street" type of investment/transaction. Mike has taken a Wall Street investment and brought it to Main Street.

Abby J. Shemesh is the founder and managing partner of Amerinote Xchange, LLC. Abby started his career in mortgage originations at the end of 1998 with IBG Financial, which was primarily focused around the creation first position mortgage loans (conforming and nonconforming) for individuals purchasing owner-occupied and investment, residential properties.

In 2000, Abby started working with Empire Mortgage Services Inc. which expanded his mortgage-lending capabilities from Pennsylvania to the entire east coast of the US. In early 2005, Abby learned of the secondary mortgage market from an account executive from Bear Sterns which lead to the exploration of the discounted note market. In late 2006 Abby made the full transition from the primary mortgage market (i.e. the lending of money and creation of notes) to the secondary mortgage market (the acquisition and management of notes). Today Amerinote Xchange is one of the fastest-growing, direct note buyers in the United States.
