Why Master Leasing Could Be the Missing Link

You may or may not know that after a lucid dream I had in 2004 where Jesus pushed me over the edge of the Grand Canyon, I quit my nursing job and dove into the note business full time.

In January of this year, someone with whom I’d been professionally acquainted called and told me she’d had a dream about me & my business. She said, 

“There’s something you’re supposed to do that involves a community and a cat… does that make any sense to you?”

At the time, I had recently started up my Citizens of the Realm community and I had become aware of Lindsey Jensen’s Clever Kitty brand when last Fall I heard her speak with Jim Ingersoll (Deal Maker) and bought one of her courses.

I knew instantly that there was something deeper there, and the dream confirmed that it was time to do something about it.

If you’ve been following our Property & Paper Live sessions at all, you will know that the concept of master leasing has come up quite a bit over the last 2-3 months.

As a stand alone strategy, it’s a powerful tool in this market where both prices and interest rates remain high, PLUS… a lot of owners won’t go for a ‘subject to’ sale, but are comfortable with leasing their property out to someone who will sub-lease it to a great occupant tenant and handle all the little stuff.

It’s a low risk way for investors to get their foot in the door and really learn what real estate is all about before they invest large amounts of money.

Not to mention, master leasing is often the ‘gateway drug’ that leads to a seller being willing to offer you owner financing.

They see you are taking good care of the property and they are already used to receiving payments from you, so it’s a very natural thing for them to sell it to you on terms when they are ready.

Because buying property with owner financing is one of my two primary objectives, anything that fills that pipeline is worth investing some time into…. one property = two options on notes.

I’ve always preferred notes over rentals, but the way Lindsey teaches it, I can see that it’s going to be far easier than typical land lording… less time consuming than a couple notes I have in my portfolio that require constant attention.

When you don’t live in a huge metropolis and want to have impact in your local market, you often have to be able to wear different hats and use several tools skillfully.

I want to see more marriages between non-bank housing and non-Wall Street retirement solutions in my market… to help create a parallel economy that makes all of us more resilient and old legacy institutions increasingly optional.
